288 City housing prices: New home prices fell for five consecutive months

E-house Enterprise Group and Shanghai E-House Real Estate Research Institute recently released the "July 2022 China Urban Housing Price 288 Index" report shows that the "housing price 288 index" of 288 cities above the prefecture level monitored by the group was 1580.0 points, down 0.5 points from the previous month, down 0.03% from the previous month. Year-on-year, the decline was 0.66 per cent. Notably, the index has been in decline for five straight months, but the decline has narrowed.
In addition, China's 288 urban housing price index, the second-hand housing price 60 index, was 1,424.8 points, down 11.6 points from the previous month, 0.80 percent from the previous month and 6.69 percent year-on-year.

A total of 109 out of 288 major cities monitored in July saw a month-on-month increase in the price of new homes, up three cities from June, the report showed. Among them, Suihua has the largest month-on-month increase of 4.01%, followed by Shaoxing, Shantou, Luliang and Sanming, and the increase is above 2%, 2.98%, 2.45%, 2.04% and 2.00% respectively. A further 140 cities experienced month-on-month price declines, with the number of cities falling expanding to six more than in June. Among them, Zhangye, Fushun, Qiqihar and Shaoyang had a larger decline of more than 4%, with a decline of -4.49%, -4.45%, -4.25% and -4.04% respectively. In addition, the price index for new homes in 39 cities was unchanged from June.

Tianjin, Wuhan, Shenyang, Dalian, Nanchang, Changchun, Suzhou, Zhengzhou and Kunming fell month-on-month.

Specific to the first-tier cities, both month-on-month and year-on-year showed an upward trend. To be specific, Guangzhou (0.65%) had the biggest month-on-month increase, followed by Beijing and Shenzhen, both with 0.40% month-on-month increases. Shanghai rose a more modest 0.16 per cent. Year-on-year, Beijing saw the largest increase of 5.88 percent. It was followed by Shanghai, Shenzhen and Guangzhou, up 4.46 percent, 0.86 percent and 0.16 percent, respectively.

Second-hand housing prices fell by 70 percent in cities

In terms of second-hand housing, the 288 index of China's urban housing price in July -- the 60 index of second-hand housing price was 1,424.8 points, down 11.6 points from the previous month, down 0.80 percent from the previous month, and down 6.69 percent year-on-year.

Of the 60 monitored cities, 18 saw month-on-month price increases, down 12 from June. Among them, Chengdu, Foshan and Xianyang second-hand housing price index rose more than 1.89%, 1.67% and 1.44% respectively. The index of second-hand home prices fell in 42 cities, 12 more than in June. Among them, Tangshan, Luoyang and Harbin had larger month-on-month declines of -1.90%, -1.31% and -1.29% respectively.

From the first-tier cities, the performance is somewhat divergent. On a month-on-month basis, the price indices of second-hand houses in Beijing (0.28 percent) and Shanghai (0.91 percent) rose, while those in Guangzhou (-0.22 percent) and Shenzhen (-0.28 percent) fell. On a year-on-year basis, only Shenzhen (-2.63 percent) saw a drop in the second-hand home price index. Beijing, Shanghai and Guangzhou were all up by 2.81 percent, 2.47 percent and 0.72 percent, respectively.

Through regular monitoring of the relevant transaction data and market research data of primary housing in 4 municipalities directly under the central Government and 284 prefecture-level cities and cities listed separately in the plan (excluding Sansha City), using the similar housing repeat transaction method, the monthly price trend of 288 cities above the prefecture-level was calculated. On this basis, China real estate 288 price index (primary housing) was formed.
